Beautiful Hambly Lake, just S of Verona village. this 3+ bedroom converted cottage is a full time home. There are 2 bathrooms (4 piece upstairs and 2 piece downstairs). Ceramic floors main floor with oak kitchen, large open living room and eating area, walks out into a 3 season room (unfinished). Upstairs are 3 bedrooms and a fourth unfinished area that could be used for a hobby room, bedroom,or den. There is also a livingroom upstairs with an area that could be used as an office space, den TV area. etc. The property has a workshop area on the main floor under the unfinished hobby room. There is detached double garage with an insulated bright and airy workshop above. The house has a forced air propane furnace and a lovely decorative pellet stove on the main floor. The well produces great tasting plentiful water and the house is served by a septic system.
The lot is lovely. It is level and very gently descends to a sand beach and large dock. Neighbours can only be seen from the dock and only to one side. This is a very private and exceptional lot. The depth from the end of the dock is approximately 20 feet and yet the sandy beach is lovely for children and those not comfortable with deep water. The lake is nearly 60' deep and is one of four lakes all accessible by boat. (Silver, Rock (Verona) and Howes). Hambly lake is large enough for all boating activities and yet quiet for those who love kayaking, canoeing or just sitting by the water. Fishing is excellent. (bass, some walleye, pike and crappie). The current owners loves hockey and skating. Each winter they maintain a rink in front of the home. Other neighbours on this friendly lake maintain a system of trails for walking and skating on the liake in the winter. Take highway #38 to HIinchinbrooke Rd. (BMP lumber),just north of Hartington, turn R on Hinchinbrooke Rd. follow to Hambly, Silver Rock Lane - turn L. 100 m then R on Silver Rock Lane. Follow to 2245. I have signs from highway #38 and the roads are good. The distance from the Cat Center is easily under 30 minutes. |
